Video Filming Tips

Tip #1
How do I make a room brighter and eliminate dark spots at windows? Turn the camera on then prior to recording click the “menu” button. Now use the center toggle button to scroll down to “Exposure” then click the toggle button down to select. Then toggle over to +1 for exposure, and click the toggle down one more time to set the +1. Then just click the menu button and you are ready to record.

NOTE: You must set Exposure to +1 each time you turn the camera on and prior to hitting the record button.

Tip #2

Remember….a video tour is a series of nice smooth steady pans with slow steady walks between rooms. When walking point the camera straight forward and head directly for the next room of your tour. See our samples.

Tip #3
Film the entire tour as a single file. Turn the camera on ‘record’ then don’t turn it off till your tour is finished. Feel free to “pan” a room 2 or 3 times from different angles to get the best lighted steady shot. Our video editors will use the best footage of each room to assemble your final tour.

Tip #4
If a room you are filming appears to dark or jumpy simply go to another point in the room and do another steady pan of the room. Our video editors will pick out the best pan of the room and use it in your finished video tour.

Video Filming Tips

Tip #1
When filming a room with a bright window film the room with the bright window behind you. The window can effectively light the room but if you point the camera directly at that window you can expect a “dark” effect in your finished property video.

Tip #2
Film the entire tour as a single file. Turn the camera on ‘record’ then don’t turn it off till your tour is finished. Our video editors will remove all the scenes that aren’t relevant.

Tip #3
Narrate your own tour….yes we can narrate the tour for you, but the tours are far more effective for your personal marketing if you narrate. View the tour like a personal home tour and narrate like the client is actually with you. This will have amazing results in your marketing. See the samples below.

Tip #4
Don’t “pan” rooms or areas while you are walking. When walking with the camera walk slowly and keep the camera pointing steadily forward. When you step one step into a room…stop….then slowly pan the room while narrating then move to the next room

For anyone comtemplating using video tours….let me share some general stats as I work directly with 7 different offices. The agents that are using video tours on all or most listings are having a better year this year than last year and some are even having record years for their career. Videos like the one above go into what I call Micro Viral Mode i.e. the seller passes the link on to all of their friends and family and they pass it on etc. The tour takes on a life of its own and can actually generate a substantial amount of referral business. Also these agents put a separate corrugated plastic sign in the yard “Video Tour at ” and of course all the neighbors who have their houses on the market visit the site. Plus if your listing sells first guess where the future neighborhood business will go.

Pricing Right for Real Estate SEO

Real Estate Listing Search sites many times operate with dropdown price searching.  For example many sites will have something like:

Minimum 100,000, 120,000 and on and on with different options then a Maximum 100,000, 120,000…………200,000, 220,000 etc.

other sites like the new Realtor.com have open fields where a consumer will enter their own target $$ figures for both low and high.

PRICING FOR SEO
Most Realtors at least in our MLS, price with the old MLS book mentality will use prices like $149,900.  When I see that in our office listings I meet with that agent and tell them the importance of pricing that listing at $150,000, and most importantly how to explain it to their seller.

WHY?

Well lets go through a typical consumer search on a real estate search site.

A consumer we will call Jim goes to Realtor.com and or a site with a dropdown selection and enters something like $100,000  to $150,000  or $150,000 to $170,000.  Now a site like the new Realtor.com by default organizes the results from Low to High meaning that if you priced your listing at 150,000 your listing will show up at the end of that search….most likely on the last page.  However, it will show up just as $149,000 would, but many times consumers will look at the first results of a search and the end results most carefully! 

Heres is the Added Traffic by pricing that same listing at $150,000 rather than $149,900

If that same consumer did a search from $150,000 to $200,000 then your listing will also show up but this time in the first part of the search results and many times on the very first page.  The first page of results as we all know is valuable Search Engine Real Estate. 

Now here is the important thing to remember and think about…..if the agent had priced at $149,900 their listing most likely will NEVER fall on the first page of a Real Estate Search sites results.  It is consumer “habit” to enter even dollar #’s on these real estate search sites, and many other sites still operate with “pre-selected” dropdown $ figures for minimum and maximum.  Pricing at the $150,000 point would get you more first page results and more impressions than pricing at $149,900.

So it is something to think about when pricing for SEO.  Further by explaining it to your seller you show a commanding knowledge of how online real estate marketing works and how best to use it to garner more “views” to their home.

My advice is to look carefully at the Real Estate Search Sites that grab most of the traffic in your area including ALL the IDX sites of competitors and make a quick Excel spreadsheet of those with “dropdowns”.  You will see some price points that will get you the most FIRST PAGE results and most importantly more total impressions on those sites.  You can also use the spreadsheet in your presentation to the seller on where best to price their home, and sway them away from their 999 thought process :).
